rental being sold before lease term
I have a two year signed lease and have over 6 months left, my landlord has informed me that he has already put the propery on the market and if it is sold he will give me a 30 day notice to move. Can I break my lease now if I find a stable place to live with out a penalty if I agree to pay for 1-2 months rent after letting the landlord know I have found a new place. Does he have the right to the rest of the lease term?

This is subject to negotiation between the parties. If you have a written lease, I am not sure the landlord can force you to vacate the premises prior to the end of the lease. Further, in today's real estate market, it is very possible that it may take your landlord much longer than he thinks to sell the property.
