Legal Question in Real Estate Law in Florida

A renter refused to leave April 30, 2013 when their lease ended. I gave them a notice of non-renewal of lease and requested they be out by May 31, 2013. They also refused to pay rent for May. Should I give them a 3 day notice to pay rent and then start eviction or if they refuse can I give them a 15 day termination notice since the lease has expired after I gave them a 30 day? I'm trying to figure out which is the quickest way to get rid of them as they are causing me havoc and keep telling me they are staying until September. How long does it really take for an eviction in Florida after you file with the county?

If you had a lease agreement, that document controls. Someone needs to review it. If they are holdover tenants they would be responsible for double rent beyond the lease term. Non payment can justify the 3 day notice to vacate or you can start eviction proceedings. The 3 day notice is the quickest assuming they dont pay the rental.
