Legal Question in Real Estate Law in Florida

Renter's Rights

I currently rent an apartment in Cape Coral, Florida at a property owned by RTS of Cape Coral. I have an annual lease. This is the second year I have lived in this apartment.

The air-conditioning/heating unit in the apartment is centralized. In July, the unit was leaking water into the hot water heater area. I called management, they wet-vacced the water out and cleared the drainage pipe. It was fine until September.

Water was leaking in the same area, a/c unit froze up. This was attended to.

Water is leaking into the hot water heater area, again. I contacted management by phone Sunday, Oct. 22. They stated they would try to get someone over today. I gave permission for them to enter my residence since I would be at work. Nothing was done that day.

I contacted management on Monday, Oct. 23, explained that water was still leaking and seeping up under the floor into the bedroom, I had put containers in the area to catch whatever water I could. The response I received: they would try to get it taken care of that day.

It is now Wednesday, Oct. 25, and no one from maintenance has been here, yet. Unit is turned off, it's cold here now and I don't need it. That could change tomorrow. How can I get this situation settled?
