Legal Question in Real Estate Law in Florida
I am renting a home in Lutz Florida. The lease says we are responsible for the first $50 in repairs due to normal wear and tear on the house...The window was broken by vandels while we were not home.filed a police report. Home owner says we are responsible to fix the window. Your thoughts?

Reads your lease. I doubt this is wear and tear.

The lease agreement controls. Wear and tear means regular and ordinary use.The intervening strike by vandals is not likely wear and tear. How much does the window cost to repair? If less than $50, i would do it and discuss reimbursement from your landlord after that.
