We are renting a house that in new going into foreclosure. Ore lease ends July 2010. We found a rental that starts June/ What is our obligation. What can we do or not do.

You obligation is to continuing paying rent under your lease until the end of your lease term - July 2010. The fact that the house is going into foreclosure has no effect on the validity of your lease.

If you break the lease prior to its termination date, then you may need to pay your landlord damages or rent. Check you lease to see if early termination is an option.
