Replacing vs repairing - do I HAVE to agree to let my landlord do this?
I am 5 months into a 1 year lease. The landlord wants to replace the entire roof because he "is tired of making repairs all the time". There has been one minor leak during my tenancy, and it was successfully repaired. Based on my experience of his workmen's habits with other home repairs, replacing the roof will take at least a month and cause considerable disruption of my home life.
I believe that repairs as needed will be ample to keep the home livable and up to local code. Replacing the entire roof will certanly add to the intrinsic value of the structure, but does not benefit me as a tenant. My question is, am I obligated to agree to this replacement and the headaches it will bring?
I am considering making a counter proposal to my landlord - terminate the lease and establish tenancy on a month to month basis in return for which I will let his workmen stomp all over the place (while I go look for another house ;) Advice?

Typically a landlord may make repairs to his real estate. I would have to review your leaseto make certain.
