Legal Question in Real Estate Law in Florida

I need to get rid of the property management service that is now hired to help with my rental property in Kissimmee, Florida. They have neglected to provide appropriate service for me. I have tenants in there right now and need to know how I can leave without having to pay the penalty since the renter wants to stay but does not want to work any further with this company. Property management says I need to (as the owner of the property) pay them 1 months worth of rent before I can get out of contract. They are the ones that have not held up to their end of the agreement and I feel I shouldn\'t need to pay them for their lack of service. Any advice would be great.

No one here knows the contract you have with the property management company. Look to the contract for your remedies if the management company fails to provide the promised services. If what you say is true, your remedy may be termination of the agreement because of the management company\'s breach of contract, and additionally, you could sue them for any damages you have incurred to provide substitute service to your property/tenant. \n\nYou should have an attorney review the property management contract and draft an appropriate letter to the management company. This should not take an attorney very long and should not cost very much in attorneys fees.
