What rights do I have as a tenant?

If you move into a rental property, upon signing a lease, and nothing works in the rental property. Do you have (the tenant) have rights to terminate the lease? For example, there was no heat or hot water. I need to know how I can get out of my lease, legally.

If things are not working you can pay the rent into court pending repair. Speak with a court clerk.
