Seller to back out of a contract

What are the legal aspects that a seller can back out of a contract? The contract has no closing dates on it, but it does state if that the buyer does must provide the approciate information within 5 days. The buyer has already stated he is willing to back out, but won't give any letter of release for 30 days. Does he legally have 30 days to do a letter of release?
