Seller refuses to close

Dear Sir,

About 6 months ago I contacted a person about selling their vacant land. It is in Lee County. The price was agreed to $25,000. I have the corresponsdence and contract sent from the seller. Papers were forwarded to title insurance company. Now I understand in the 6 months since agreeing the price values have gone up, and the seller is refusing to close. The person avoids the title insurance company. Says they do not know me,and when speaking with the title insurance company comes across that they regret selling. I have the correspondence the seller sent me with their writing etc. I was told that I would have to sue for specific performance. One attorney asked for $5,000 retainer and as it got to $2,000 have to keep it at $5,000. I feel that is very expensive. What do you suggest? Do I do this myself and if so where do I get the papers when I am in another state so that I can prepare to go before a judge? Is the price kind of high from the previous attorney, and is there someone who could help me for less. Truthfully, I would rather have an attorney represent me. My father is terminal and presently I am in another state. Please help me with this. Thank you so kindly.

Suggest you use an attorney in Lee County. This should bring the price down. If the seller contests your claim a $3,000 to $4,500 fee seems fair in view of the litigation required.
