If im selling my home and the buyers had a scheduled closing date then canceled it and reschedule for a later date and during that period while home was vacant someone broke in and srole the AC unit is the homeowner still required to replace that unit

Yes, you are still owner. That is why you should have insurance.

Your contract controls the loss during this period of time, but likely the sellers are responsible for the cost of the replacement. If you had insurance, as Mr Slater points out, the loss would be covered. You really need an attorney to assist with a contract for sale and closing.
