Condo. Assoc. duties re private unit's improvements

Q. Doesn't a condo. association have to make sure that contractors working on given unit(s) have permits? Example installation of hurricane shutters.

A. Most codos. assocs. control the exterior appearance of the units to ensure uniformity and generally these elements are considered either common or limited common elements. If the Assoc. is contracting for the work, then yes it is their duty to hire a qualified licensed contractor; otherwise, if permission is given to the unit owner, it is their responsibility to hire qualified installers and pay for the improvement or suffer the consequences. It is the government's (city or county) duty to check for licensed or unlicensed contractors. Give them a call and check out the contractor.
