if i sign a commercial lease, and the landlord goes bankrupt, what are my rights if he loses the property ?

Your lease should run with the land unless extinguished by court order. You will pay the new owner.

Mr. Slater is accurate. The new owner is responsible for honoring the lease UNLESS the lease has a provision which negates that.
