signing over property
I purchased a property with my son he is on the mortgage and both of us are on the title and now he wants to transfer the property over to me what do we need to do, I am going to apply for a mortgage and take over.

The most inexpensive thing for you to do is have him execute a quit claim deed as to his interest, and leave the mortgage alone. He would have theoretical liability on the mortgage in this scenario.
