Myself and sister own a condo in florida. my sister has passed away. i need to change the title on the property. i have no mortgage.

You need a real estate attorney to review a title search of the property. Everything depends upon the wording of the deed. If the words "joint tenants with rights of survivorship" appear after your names then your title correction may be as simple as recording a certified copy of your sister's death certificate in the county where the property is located. If those words do not appear, and assuming the property isn't held in a corporate entity or trust, then you will likely need to probate your sister's estate and obtain the appropriate order from the court awarding her interest to you. Mr. Orchard is correct. If survivorship does appear then all you may need to do is record a certified copy of her death certicificate. Seek legal help.
