Legal Question in Real Estate Law in Florida

Hello. I am starting a brand new business that will be an LLC. There is a building I am interested in leasing, and the owner would like a three year contract. Is there a way to write up the contract so that if an asteroid (for example) were to hit the earth and scare humanity and therefore my business went under I would not be obligated to finish the term of the lease?
