In the state of Florida do husband and wife both have to be on the mortgage?
Also, can you you send me a sample of a form for the Broker to waive his part of the commission so it will go to the agent/buyer towards closing costs?

You need an attorney not random forms. Sorry but trying to go this alone is a mistake and will come back to haunt you later on.
