Legal Question in Real Estate Law in Florida

I am in the state of florida, and i rent a house with 5 roommates. one of those roommates is moving out and doesnt want to pay her share of the rent. all of us have signed the lease which states we would pay the total amount. we have looked for a replacement roommate, and have not found a suitable one. she found someone, but because she had a dog, we did not accept her to move in. My question is if the roommate is still liable for her share of the rent, or can she just move out because she did look for someone and now we are responsible? she sent us a letter with a lawyer's name on it saying she doesnt have to pay. not sure what to do now.

Q: Is the roommate still liable for her share of the rent, or can she just move out because she did look for someone and now we are responsible?

A:

1. Maybe she is still responsible for the rent;

2. She can move out and apparently did;

3. The fact that she looked for someone and you refused the new tenant as unsuitable is not dispositive whether it absolves her of any liability nor is it dispositive whether it impose any additional liability upon you. There could be other facts here which could completely change any opinion.

What should you do? You should let an attorney have a look at the letter.
