Tenancy at Sufferance-Holdover

Hi, I have researched this question all over the place and hope SOMEONE knows the answer to this! If a tenant stays beyond his lease and the Landlord has given him the proper notice to vacate (non renewal), what is the quickest way to get him out of our apartment? Should we file for non payment or does something called a summary eviction happen faster? Thanks to anyone who knows the Florida law on this!
