Legal Question in Real Estate Law in Florida

I am tenant with expired lease but owner has died. Court is appointing "guardian"since no probate.

I have maintained and invested into property with intent for purchase.

Do I have any rights?

if you had a purchase option contract with the owner, then you have rights under that contract.
