Legal Question in Real Estate Law in Florida

I am a tenant in a rental house that is scheduled for foreclosure auction in one month. My lease ended a year ago and I've been month-to-month ever since. I have always made payments and the house has had very little maintenance cost expenses for the past ten years that I've been at the residence. Given the circumstances of foreclosure, I negotiated the lease at a lower than market price. This past month, my landlord has denied a maintenance item that he was responsible for in the lease saying that the lower rent is without maintenance and if I want repairs then rent will be higher. With a foreclosure sale a month away - and one more payment due the landlord prior to that - other than move out - which I am definitely doing as soon as possible - what other remedy exists for an unruly landlord in this situation? Am I under the terms of the last signed lease and what are my options with next month's rent? Can I do the repair myself and take it out of that payment?
