Tenant responsibility for repairs

In a single family home rental scenario, I understand leases can vary, but how common is it in a lease for a landlord to hold the tenant responsible for repairs on all kitchen appliances, garage door opener, water softener etc up to and including the HVAC? Maintenance such as filters and due care along with no abuse are understandable, but an actual repair and possible replacement? If for some reason the A/C goes, the tenant is suppose to spend thousands? I've heard of the tenant possibly responsible for a certain amount such as the first $100 or a different figure, but everything? Please advise. Thank you.

In residential leases it is less common from my experience. I would not advise a client to sign a lease as you describe.
