As a tennant leaving a private property i would like to know some of my rights. More specifically, with permission from the landlords wife, I replaced an appliance in the house that had broken due to age of the appliance and am now told that i have to replace the item with my money and with something much more expensive than the original had been. What can I do in a case like this and what documents does the landlord have to provide? Do they have to provide a bill of sale for the item or some proof of it's value? Are they required renters insurance? Do they have to have some kind of license to rent? Thank you for your time.

Unless you carelessly damaged the appliance you are not required to pay for their equipment.
