title insurance
I am purchasing a NEW home built by the developer in the Fairwinds, Bonita Springs Florida. I am paying 460,000 and putting down $200,000. There will be lenders title insurance. It is necessary or advise to purchase title insurance for the purchaser in this case.

It's always advisable to purchase title insurance, especially where the property probably hasn't been surveyed for subdivision by anyone but the builder. I'm assuming this is a new development, but, either way, it doesn't change my advise. For $460,000, spend a little extra to be safe. Anyway, I can't imagine your mortgage company will allow the purchase without title insurance.
