Legal Question in Real Estate Law in Florida

I want to transfer a mortgage to a potential buyer..The mortgage co allows this.I need some kind of contract drawn up so that I am the 2nd lien holder.I just need the paperwork prepared by someone.I need to know how much to just prepare the papers..The economy is so bad that I want the papers prepared legally so I am not responsible for taxes,ins,etc,and start collecting what is owed to me when the 1st mortgage lien is satisfied..What is a rough estimate of cost for this.
