Legal Question in Real Estate Law in Florida

trespass

I own a condominium with a valid lease. The tenant has apparently moved out essentially subletting the unit in violation of the lease. I haven't heard from her in a long time and when my rent is paid (she is behind) it is in the form of a money order. I want to sell the unit and want everyone to vacate. I am sending a certified letter (return receipt requested with the lessee only to sign) to the Lessee to see if she will respond and bring the rent up to date. I have witnesses who have seen people other than the lessee residing in the unit. I consider the people living there trespassers. Where do I stand legally and how do I proceed?

You must legally terminate the lease and /or evict.
