Unauthorized people occupying Condo rental unit

In March I rented my condo to a HUD Section 8 participant. She never actually moved in yet because she had to go back to PA for surgery. In the meantime her sister, sister's boyfriend, sister's 2 small children and a dog took over occupancy on May 17th. I have tried to get them to leave but to no avail. I spoke to the police and they said it was a civil matter. My tenant claims she did not give them permission to stay there. How can I get these people out?? Aren't they trespassing?

If these people entered without anyones permission they are squatters. :You will have to bring an action in ejectment.

If they were given permission by your tenant they must be evicted. Who is paying the rent? Have you called HUD?

File an eviction action and since it appears the occupants have no defense whatsoever, you will likely get a final judgment for possession in a reasonably short period of time. Once you get the judgment, get a writ of possession and have it executed by the sheriff who will accompany you to the premises to physically take back possession from the occupants. Good luck.
