Legal Question in Real Estate Law in Florida

I have a vacant lot in Florida.

If I draft a quit claim deed, give it to my son. Have him hold it until I am deceased, and then he records it.

Is it legal, and would it accomplish the same as a Transfer on Death Deed?

Possibly not. After 6 months it is considered stale and raises serious legal title problems, without a reasonable explanation. Yours is not among those reasons.

You may want to consider a Life Estate Deed or its related Lady Bird Deed instead. For this you need legal advice to do correctly.
