Waiving of sales contract for real property

After putting our property for sale for a while we signed a sales contract for a very low amount a few days ago. Shortly after that, we received a much higher offer by somebody who had seen the property earlier. We asked the buyer to back out and offered USD 500 to reimburse any costs that might have occurred (so far that has only been the appraisal required by the buyer's lender). The seller refused. What can we do?

Dear Sir or Madam:

Your message is confusing, because at the bottom you

said that the "seller" refused. I presume you mean

the "buyer."

If that is the case, in my opinion you have a contract

with the first buyer and must honor it unless the

contract has some deficiency that makes it invalid

or has some contingency that the buyer can not

meet.
