Warranty Deed Bad Legal Description

Can't close on my refinance because the warranty deed is missing ''1st Block'' from legal description. Title company error from '94 (had owner title insurance). Previous owner in UK and can't locate. Original title company that made error was bought out as bought house in '94. Current title company says they have to have previous owner written permission to correct legal description and can't close without it.Don't have original warranty deed but got a cert copy from County records.

Can this legal desription be fized somehow without previous owner so refinance can close? Thanks!

It appears that an action to quiet title. If the title companies cannot agree, you have little choice as to how to proceed. One or both companies may have a financial repsonsibility to you. I suggest you retain counsel to protect yur interests.
