Getting x-wife of title & deed

My x-wife is in NY & I need to send her a quit claim deed removing her from the title & deed, so that I can refinance my home. It's been 10yrs since the divorce.

She will not sign anything until she gets the down payment she put towards the house.

I can not trust that she gets the money first & then doesn't sign & I loose out. She said she would not come after me for half of the home upon sale if I just give her 5K dollars,& then she will sign.How do I go about this ?

Unless ;you can get an agreement in writing and place the $ in escrow with a third party pending her cooperation I wouldn't take any chances.
