Ancillary Probate

I was recently left a lot in Appalachicola bought many years ago by an uncle whose primary residence is in Tennessee where his will is being probated. I understand to transfer the title over to my name I will have to do an ancillary probate. The property value is unknown. How long do I have to start this process, is a lawyer necessary and how are the costs based: on the entire estate or just the lot being probated in Florida? My mother is executor and will receive the bulk of his small estate. I want to spare her the costs of the probate.

You should be able to handle it for your mother if you live where the property is located. Go to the Circuit Court and speak with the probate clerk. There is no set time requirement.
