death/probate/no money

Mother dies...5 months later no probate,manufactured home only asset of which still owes mortgage.The money in her acct was going to bills,mortgage and rent on lot, now no money is left and children do not have money to contribute, nor do they want to...will the state just come and deal with the home? any information will be helpful and I will even call with follow up information if necessary. (it's a bit more complicated) thank you

Call the lender. Let them foreclose.

The state will not take over the house. Call the lender and offer a "deed in lieu of foreclosure" it would be better than making them go through the foreclosure process. It will provide closure to the family faster.
