father died and stepmom is attempting to gain half of house. the deed reads:

CASSEL DONALD ESTATE OF &

CASSEL KIMBERLY K

CASSEL DONALD AS GUARDIAN

so who owns the house, both of dad and kimberly(my sister) or just kimberly?
