Legal Question in Wills and Trusts in Florida

My father passed away leaving 240 acres to his 3 children; my sister got a local attorney to do 3 deeds for the 3 of us. She stated his fee will be based on a percentage of estimated value of property ~ $30,000. Our family has used this office for the last 50 years, is this reasonable or should we have used another way to divide or another attorney.

Three deeds should not cost $30,000 or anywhere close to that amount. SHOP for a different lawyer.

He passed away with the property in his name? An estate needs to be created to clear title to the property? Is that the basis for his fee? Not enough facts to really figure this out. You are each entitled to our share, 1/3, of the assets in the Estate. Get a better explanation
