My widowed mother wants to leave me her house when she dies. She is willing to give it to me now if it helps the tax situation. She is 82. Her house and 3 acres are worth 3 1/2 million. I understand that the inheritance tax is half. I can not afford to pay that amount. Will I be forced to sell the house or is there a way around that?

Your understanding is incorrect. She can add you as a joint owner or create a trust with you as a benefciary.
