joint tenants with rights to survivorship

when my father died, 10 years ago, my mother had his name removed from the deed to their home and quit claimed the property and had it retitled in her and my names. We are joint tenants with rights to survivorship. Now she tells me that she has drawn up a will that prevents me from selling the house upon her death. Is this possible?? I thought that upon her death the house becomes soley mine. Can she will her half of the house upon her death or does the ''joint tenants......'' superceed it??
