''Life Estate''

Three children hold title to their mother's house and she has a life estate...Will they be denied a loan on the house because of the life estate ???

The loan will probably be denied if the holder of the life estate does not join with the others in seeking the loan and sign for it as well. I say that because if Mom does not sign for the loan too, then the mortgage company could not forclose on the property and sell it until the life estate holder dies. They could only forclose on the kids ownership interest. The kids here do own something of value, but its value is varible based on how long the mother lives. I think asking Mom to risk forclosure is a very big and perhaps dangerous request.
