Once a personal representative has been appointed for the estate, he/she can transfer the property. In any case, the estate of the last of your parents to die will need to be probated, either by a full administration or some sort of summary administration. Unitl that is done, the "children" do not and will not have title to any of your parents property unless you co-owned that property with them.

See a local probate attorney and find out what your options are.

One other strategy is to open the estate and rent or sell the mobile home to someone else.It is paid off and has value because you have lot rent in most parks but you have no obligations except lot rent which should create monthly income as long as you keep the unit rented. I have done this type of legal work (probate+trailer) so if you need assistance e-mail me your phone number to discuss. Also,if this was your parents homestead no debts from other debtors can be attached to this property.
