Legal Question in Wills and Trusts in Florida

probate will

my dad the nephew,a neice were left 2 apts in PR,property in fla,dad sold his apt for $ and the property.

he has pd taxes for 20 yrs now and the deed is still in decedent name who lived and died in pueto rico. years ago he attemped probate inPR, they said fla. He took all the papers to a lawyer in fla never hearing back from him and he closed his office for some reason. dad now has a touch of alzheimer,and failing health, unable to travel. How do we secure the property and get it in his name.
