I have been living in my parents house for many years . When my father passed my mother had possesion and when my mother passed she willed it to me and my siblings. My siblings and I have lost contact for several years and now the house needs repairs but I can not get a loan on the house because it still shows it is under my mothers name and I can not find my siblings. How can I get the house put legally under my name so that I may gat a loan to make major repairs.

You will need to open probate to have title to the house changed. You will also have to show the court you have made an extensive search for your siblings before title could vest in your name alone. You will need an attorney for this.
