It is a quit claim deed. Not Quick.

Whoever or whatever owns the property would need to execute a deed transfering title to your son for consideration.

Re: taking title to quick claim deed?

If property is titled in the name of a Trust, the Trustee(s) of that Trust would be the one(s) who could transfer title (deed the property) from the Trust. Since I do not know the relation of your son to the Trust, I cannot answer the question any further.
