Legal Question in Wills and Trusts in Florida

A woman enters into a contract for sale for her mother regarding a mountain home. The woman had a power of attorney. The woman accepted an offer to purchase with holding a mortgage. However the paper work for the mortgage was not executed as of today 9/14/09. The womans mother (the property owner) passed away on 9/13/09. Is the contract to accept the offer and hold a mortgage still vallid?

If it is not valid is there an obligation to pay the real estate agent?
