Legal Question in Construction Law in Georgia
builder prob
Just passed 1 year warranty (got struc eng report, and wood floring expert report to builder in time). I have 2 leaning chimneys, hardwood flooring not installed properly, potential brick defect (the structural engineer wasn't sure so is punting to an expert), siding, need piers in low spots. We got everything into the builder before one year but he totally shouted me down during the walk through (he got my reports prior and was on the defensive). How do i respond at this point? My husband and I reformatted the punchlist based on what he will and will not do. Should we get estimates to put with these punch list items (so that he can ''get'' that we are not giving up? He was very defensive and really not letting me have a word in edgewise. The estimates will take about a week for me to get (alot of punch items to get estimates on).
What can I do while I get estimates to make sure he knows I'm not going away? Also, any suggestions as to the letter (which I'll send certified mail) would be helpful. Like I said, we have reformatted it in 3 categories
-what he agrees to fix
--what he doesn't agree and we forego
--what he doesn't agree to fix that is still in dispute
Like I said, plan to add estimates to items. thanks.

Re: builder prob
Hire an attorney to "shout back" for you. Builders are accustomed to intimidating their customers. You will regret writing all those checks to contractors, and/or living in a potentially unsafe home.
