Legal Question in Construction Law in Georgia

builder warrenty

I need to find out if a builder need furnish a structural/appliance warrenty in GA. I know they can be purchased, but aren't builders required by GA law to warrent thier construction structurally for 10 years and the appliances for 2 years?

A builder does not have to provide any warranty. Often, a builder will give a one year warranty. The 2/10 year warranty's sold are not usually any good. I think I have seen only one decision in favor of a homeowner and it was for a minimal recovery. Ga law does allow a homeowner 4 years to bring a action for negligence and 6 years for breach of contact(if the owner buys directly from the builder). The time period begins to run from the date that the certificate of occupancy is issued.
