Generally, you lose the house and eventually are asked to leave (eventually, forced to leave). In some cases, the lender pursues the difference in what you owe and what they can sell the house for.

You lose your home. Additionally, in some cases, you can be sued for more money. Timed right, a bankruptcy will sometimes change that answer for the better. See a lawyer.
