If my boyfriend quit claim deeds his property to me and we record it in the courthouse and we are joint tenants, this prevents his heirs from claiming the property correct?

If he gets married to another woman? Does she have claim to the property?

Is he quit claiming his entire interest or is he making you a joint tenant? If he gives his entire interest to you, you own it free an clear.

If he gives you an undivided interest, as a joint tenant, he would be able to pass his interest to his heirs.

He could also give you a quit claim deed for part of it and keep a life tenancy with a remainder to you. Similarly, he could give you a life estate for part of the property with a remainder to himself. This way, if you die first, your interest would past to him. If he died first, his interest would pass to you.

As you can see, it is complicated transferring property. As a result, you should seek a office consultation with a local attorney who has experience in real estate/property law.
