deed of gift
my mom signed a deed of gift to my sister and her mind was not right plus she was in a nursing home and had signed her power of att for her finances to another sister is this legal mom said she never gave her a dollar as deed says and she just passed away

A person can sign a deed and is presumed competent to do so. The legal presumption is that the document is valid. The fact that someone else had poa is irrelevant. If you challenge their competency, then you should hire an attorney and fight it out in court, where a judge or jury would establish that. This is sometimes extremely difficult to prove.
