if the house goes to one spouse does that also change who is financially responsible ?

The loan documents say who is financially responsible to the lender. The lender is not a party to a divorce.

Your question is real unclear but if you mean in a divorce, the answer is no. You and your spouse have no right to agree to disregard the contract one of you signed with the lender.

I am not sure why you are asking, as if you are/were in a divorce with realty you obviously would have hired a lawyer who already would have gone over this with you.
