Quit Claim Deed on Property

If I am going through a divorce and I sign a quit claim deed, does that release me from the liability as far as the mortgage company is concerned. Would she have to refinance the property into a different loan in order for me to be totally released from all debt and liability.

No and Yes. You definitely should make her refinancing a condition of the settlement.
